Homebuyer Case Study: No Down Payment? No Problem!

 

 

Every home sale has a story, and this one is no different!

I was introduced to my young family buyers by a lender partner that trusted me to help them, even with their buying power not being the strongest. They came to me needed out of their parents home, and to move closer to the husbands work. Here was the catch however: they were using an FHA down payment assistance program, and needed the seller to pay closing costs. Basically these buyers needed to get into a house with little money out of pocket. Well the market is competitive currently due to low inventory, especially in their price range!

We set up a full day of showings as they were a good 2 hour drive from where we were looking at homes. We had 5 houses and a new construction community to see. The first house we saw was… a bit of a mess! Outdated, questionable age of some of the big ticket items and had a wonky lay out- regardless I call the listing agent to see if they had any offers. They did, multiple, and one of them was like $30k over asking which was crazy! Ok crap, maybe this was a fluke? On to more showings, they kinda liked the houses but bam, they all had multiple offers too! WTF?  At this point my buyers started to get really discouraged. They thought they would never be able to move back into their own home. I told them to keep their heads up and not to get discouraged, we would find them their home.

The next house we saw was it! Great layout, perfect area and so cute they had to have it! I called the listing agent to see if they had any offers, they did but he mentioned there were some terms the sellers needed in an offer so we got to work. We wrote an offer over asking, but with a hefty seller credit to cover my clients closing costs. After catering the other items to meet the sellers needs we got it done and got out offer accepted. Later in the escrow period I found out the sellers wanted to work with us because of our communication and teamwork, they even chose our offer over one that would have made them a good chunk more!

After everything was said and done, inspections, appraisals and a small amount needed to close my buyers only came out of pocket around $2800 to get their dream home! I was even able to help them score a refrigerator and some furniture for free!
